I was brought up in a Real Estate family. Between all of us we have over 125 years of Real Estate experience and have been licensed in 6 different states. I’ve been serving the Treasure Valley area for over 27 years and I’m currently licensed in both Idaho and Oregon. My family and I have been very involved in our local community over the last 35+ years, and we can’t think of a better place to have raised our three kids. I’ve served on the Nampa Association of Realtors board as Treasurer and Vice President and I currently hold the CRS (Certified Residential Specialist) and GRI (Graduate Realtor Institute) designations. Should I sell my current home before buying a new one?
There are a lot of things to take into consideration when trying to determine the timing of selling, buying, or both. Your options and the direction you choose to go will be determined by multiple factors that exist in today’s current market, along with your individual situation, needs, and goals. It is important to have a professional in your corner that can look at all of this objectively and help you determine what would be in your best interest.
How big is an acre?

One acre is 43,560 square feet. Some have compared this to the size of a football field, without the end zones. When you see a lot size mentioned for a property, it is usually shown as a percentage of an acre. (ex: a lot that is .20 of an acre is an 8,712 square foot lot. .20 x 43560 = 8,712).

What is the MLS?
MLS stands for Multiple Listing Service. This is a compilation of data for real estate professionals, providing information on properties that are for sale within a certain area. This is where the most current, accurate, and up to date information is found regarding properties that are actively for sale, have sold, or that are currently under contract. The general public has limited access to this information. However, with our help and through our website we area able to make this information available to you here.
What is the first step in the home buying process?
For most people buying a home will require financing. The first thing a person needs to do is find out is how much home they can afford. A lender can provide you with that information based on your overall financial situation. They’ll need to know what your monthly debt obligation is, in relation to your monthly income. They’ll also need to pull your credit to get a current credit score. With this information they can give you a pre-approval to purchase a home up to a certain amount. Depending on the type of loan, they can also tell you how much of a down payment you’ll need and what your closing costs will be. We’d be happy to help you prepare or answer any questions you have prior to meeting with your lender.
Do I need to do a final walk-through?

This is not required, but is a very good idea. A final walk-through gives a buyer a chance to make sure nothing has changed since their first visit. You want to make sure the property is in the same condition you’ve agreed to buy it in. Also, if repairs were requested as part of the offer, a follow-up after the repairs have been competed ensures that everything has been done according to the contract.

 

Can I determine what my home is worth on the internet?
The quick answer to this question is “NO”. The majority of the third party websites out there aren’t even in the same part of the country as the property they are evaluating. Market conditions can vary drastically from one part of the country to the other…sometimes from neighborhood to neighborhood, in the same area. There are no two homes that are exactly alike. It’s important to have an experienced real estate professional, that knows the area, provide you with a comparative market analysis for your specific property.
